What changes above $2M

BC's Property Transfer Tax adds a further 2% on the residential portion of a purchase price above $3M, on top of the standard 1%/2%/3% tiers — a material figure to plan for on a high-value purchase. On the financing side, insured (CMHC-backed) mortgages generally aren't available above $1.5M in purchase price, which changes minimum down payment expectations and the lenders worth approaching.

Discretion matters more at this level, too — many luxury sellers prefer private or limited-exposure marketing over a fully public MLS® listing with unrestricted showings. We can often arrange a private viewing before a property is broadly marketed, and represent buyers with the same discretion when it's their preference.

Is there a minimum down payment for a luxury home purchase?

Above roughly $1.5M in purchase price, mortgage default insurance generally isn't available, so lenders typically require a larger conventional down payment and underwrite the file more individually. We'll connect you with a mortgage professional experienced at this price point.

Are there extra taxes on luxury purchases in BC?

Yes — BC's Property Transfer Tax adds a further 2% on the residential portion of a price above $3M, on top of the regular tiered rates. Alberta has no land transfer tax at any price point.
